It really depends on the area and type of property, as in many neighborhoods people would prefer a bigger yard over a pool that they have to pay maintenance for.

I know it’s a crap shoot for the type of management you’ll be getting when you buy a building and there’s no way to know if a smaller or bigger building will be better.

Always question the "Sales guy" when it comes to these types of things.  

I would be using a DSCR loan since I don’t have 2 years of work history.You are mixing up loan types and I recommend to better understand these types.
