Stay out of Coffeyville Kansas unless you can tolerate riff raff, refinery trash, drugs, thieving prostitutes, meth head squatters, petty criminals, breaking and entering, overdoses and dead bodies in your properties, tenants having adultery with other tenants spouses, walking in on intruders in your STR, 5 homicides in a year in a town of 9500, and other miscellaneous nuisances. 

The only thing you can’t do from a distance is smell it, and waste time that could be spend looking for deals you don’t already own.

I bought from a flipping group and I think they just tried to fill it with a body so it could be rented and cash flowing for the sale.

To me, an amortized loan is like a dragon - with a very large body in the front and a much smaller tail in the back.

Moral of the story, if the government smells money they will find it.

Be productive to stay sharp and to maintain your body.

I guess that attorney went to the school of 'I sign a quit claim deed and subsequently, I own the property' ;-). maybe you need to invest in a body guard for the judge a few days before the trial.....
