And we are so happy to have rescued a house and to enable a young couple to have a beautiful home.

We did a beautiful 30 day rehab and got the house on market right before school started.One night, a realtor called and said they heard water in the house.

You have other situations where beauty is in the eye of the beholder, you might ask for 20K more for that million dollar view, but if it can't be shown in the market at some point it's going to hit a lender's desk and if it's not justified the premium will be ignored.

Sometimes the people who are willing to pay over market are the first ones who don't pay on time or bag out on you. 

So, being a gunslinger I decided to start making offers on them and Wholesaling them to those in a better position to handle getting these beautiful but neglected community structures back into productive assets of the local economy. 

It is a beautiful historical home that obviously needs painting throughout, but is nothing crazy... the house really just needs some updating but is not in bad condition where anything would need to be renovated.

A lot of people seeing the prices go up on beautiful renovations a couple blocks over, putting their fixer upper on the market for similar prices and hoping to cash out.
