It’s going to be hard to get more than the property’s worth.

Managing a section 8 rental without being on the ground will be difficult.

This honestly isn't terrible for being out-of-state on your first reno, but expected.

To have a strategy in place on how to set up times for end buyers to walk the property and have a strategy for how the winning bid will be accepted.

Their lease is up end of day today and I was just at the house- there is no way all their stuff is going to be moved out by EOD.

If your going to be diligent and actually find a professional (which will be difficult) then it could more than pay for itself to hire someone. 

But it did not have the pay that would be beneficial for doing investing, I think.
