Who knows, but I am sure that demand letters and lawsuits will be arriving for the homeowner soon.Today, take a moment to stop fussing about how much you are/aren't making off of your STR, and focus on risk management of your property. 

Also, analyze how they arrived at their projections.

I'll be happy to buy you a beer upon your arrival.

Since there is no way to prove when the pet arrived, charge them back rent to day one. 

Victoria" told Donna she could go take a look at the property, said someone was there already taking a tour but most likely would be gone when she arrived, to let her know when she arrived and she would give her the location of the key...when Donna got there she contacted her and "Victoria" had to reach out to whomever to bring the key back, some guy that Donna didn't feel the need to be able to identify down the road...hindsight being what it is..another lesson learned

I start it before the client arrives and end it after they leave.

One of the biggest things to me, personally, is them being respectful of your time and making a strong effort to arrive as scheduled.

I've emailed my title attorney the letter and asked if my title insurance might cover this; no response yet [ seems odd that the letter would be sent so that it arrives on a Friday after business hours]  and I'm not holding my breathe that I will be covered. 

I can have a new one delivered and installed in half the time of waiting on a repairman to arrive, then order parts and come back out to fix.
