If not then under this approach the landlord is legally required only to honor her own basic duties to provide adequate housing and no other duties arise.

The only issue that arises is... this method can not be used with studio apartments, or small one bedroom properties. 

If you feel uncomfortable or think a conflict may arise, have a process server do it for you.

Sure I can pull more out of the security deposit, but all the time spent fixing whatever issues arise just don't seem worth it, but maybe I'm wrong.
