Our debt consists of:26k car loan at 3.9% ($479 monthly payment)7k student loans at 5.3% ($274 monthly payment)9k credit cards at 0% (transferred it to two 0% APR cards, $118 monthly payment)I'm currently down to 42k overall after throwing 2000-3500 per month at it.

It also has large acreage attached to his house of 35 acres  It is located - short distance from a major ski area and the rental market is always in need of larger 3 bed 2 bath rentals for families that live/work at the resort. the ROI is over 30 %Seems  like the hard lenders will not loan to properties over 5 acres and in areas considered a rural area.Amy ideas or suggestions Thx 

I have pre approval for $350k sólo and waiting for a pre approval with a family member for a higher amount. 

Using the HELOC for alternative investments earning a higher ROI than the interest APR makes perfect sense. 

@Derek LarsonI have been looking into short term rentals and have been trying to narrow the location to areas with water and ski resorts (to hopefully attract renters for the winter).

Then I will need to ride one of my jet skis to make sure the batteries stay charged up.

In the winter, people trek from the city and Jersey to ski and stay in the nice "country" areas for holiday breaks.

Higher-end units will likely require one on one showings simply because there just aren't as many people looking at it and you will miss opportunities hoping to get certain people into a pre-determined time slot.   

It was very easy access to the ski resorts.
