I would suggest building your RE team and getting some really good agents who are hungry and knowledgeable to help you.

You have to analyze a property and, after knowing (or assuming to the best of your knowledge) your net income, then make an offer that works for you. 

That's going to be the second thing I research and use this site for now that I've got some more knowledge on how to proceed with my crap credit.
