Congrats on your duplex.Note that a cash-out refinance could mean getting a higher interest rate down the line (no one has a crystal ball, but they're still on the rise).

I wish we had a crystal ball but what I'm hearing from my lender buddies is that as a recession settles in further, they will have to counter inflation with lowering the rates again.

The good news is that with a little luck, a lot of humility, and a willingness to remain hopeful no matter what, we can always make our way out of burn out and back into ball out.

There are more variables to consider like the utility reimbursements, landscaping, etc, but that will at least get you in the ball park. 

Its an entirely different ball game...Make sure you learn how to properly conduct business with the LLC and protect the corporate veil, otherwise there was no point in using it.

with a combo of those items i just mentioned.. some will low ball points but when you get the final settlement statement all of a sudden there is 2 to 4k in junk fee's  And private and Hml dont have to give you a TILA to approve ahead of time.. so many times your stuck in a rock and a hard spot sitting there day before closing and finally seeing what all your charges are going to be.

Recently had an offer accepted for a 3bd 2ba SFD in Mesa, AZ with a 1bd 1ba casita in the rear.Now that the ball is rolling on the closing process I am looking for a property manager to manage the property since I am an out of state investor. 

Even with continuing my rent expense, I would still be able to purchase about 1 property/year to get the ball rolling.Does anyone have advice as far as what would be a wiser approach?
