My understanding is you cannot sell what you don't own.......I don't believe your going to be able to list a property for sale that you don't ownWhen I market for a lease/option I already own the property via Warranty Deed...............But I could be wrong, and Washington could be different

I have 2 separate contracts I use.1 standard purchase agreement stating all the typical mumbo jumbo and then the Subject to addendum describing all the terms of the Subject to purchase.I paid decent money to have my contracts tweeked and twisted to fit what I need, I know you should be able to buy decent sub2 contract on the web and have it modified to fit yourself or Washington state.
