It's empty right now and I'm leaning toward replacing windows since they seem to be old as the hills (people walking by simply talking....not the usual screaming in the neighborhood) can easily be heard when inside. 

Luckily that credibility is easy to gain if you simply call the lender and get the ball rolling!

In states which do not allow a non-attorney to prepare docs or close, a title company will simply issue the policy. 

Once you have these as well, you are able to file for collective licenses for a few of them to simply add the next time and not have to do the same steps again. 

Not sure what city you are in but in Charlotte you can call the permitting office and simply ask them if you need  permit.  

Other than hiring a lawyer, is there a service one can hire to simply post notice on a door for intent to not renew a lease?  

I am obviously heavily tatted and own my tattoo studio, along with a few other businesses and I would hate to be targeted, stereotyped or red flagged by someone simply because of how I look.

I know the height will need to be modified but that's a pretty simply thing to do.  

I think the assessed tax value never took into account that the property had a large lot and was simply valued like other homes with standard .2 acre lots.
