For many policies, if it is in the name of John Smith & Joe Jones, John Smith is the first named insured and has some special rights such as Initiating cancellation, requesting policy changes, receiving notices & return premiums.

Making it worse is if being billed monthly, that landscaper won't invoice the Pm company until end of month, most times a week or two into the following month, and if truly bad they struggle to get invoices from contractors at all, but again they can't bill you until they receive an invoice.Any issues you are having with maintenance, inspections, fees (outside leasing related) likely not the PMs fault it's the vendors their using.

I reached out to Empire West Title Agency that sold us our policy and they responded that "Per my Title Department, The title of policy that you received at Close of Escrow, Homeowners Alta Policy, doesn’t allow for Endorsements when deeding into LLC’s".Does this sound right?
