Easy enough perhaps in this case for you to pull together - but deal flow... can you find another 20 this year?

If you pull out the bottom drawer of a kitchen or bathroom cabinet and put the roach/rodent glue trap at the bottom of that cabinet before reinstalling the drawer then you're sure to catch them if they're there.

I just worry that when a partnership runs into trouble, the operating agreement pulled off google will be of no help.

You'd need to wait months or years to pull out a good gain unless you do a stellar rehab.Any method of investing carries risk.

If you find a property that pencils, I would pull the trigger. 

If I used hard money for the down payment I don't think I could cover the mortgage and cover the hard money loan and if I borrowed down payment and rehabbed it and refinanced I don't think I could pull enough out to pay back the initial 20%.

Travel if you must but I was able to pull it off remotely.
