I plan to hold his property for 20+ years and i think it is unlikely that the value of the property today will be less that the value in 20 years.

Unless you are doing an A grade area, just get a better quality paint that covers in one coat.Cutting in: This I've always hated, but the job is easier if you get a nice wide, quality brush and a bucket you can hold in the other hand.

Maybe leave some of the money "in there" to have some more cash flow to live on or just to make it easier to hold onto the property so it doesn't constrain your finances.There isn't really one "right" answer...

@Marian Smith good point I guess I’ll have to invest in a stock pile of felt pads but my LVP in my current house seems to be holding up to scratching pretty well but it could just be the color that’s hiding it lol.

As a land broker, usually when someone says they want to "build a tiny home on some land one day", it's a pipe dream, and since we are commission-only people, it's scary to spend a lot of time with people who can just change their mind at any time, after we've put in a lot of time holding their hand.
