What's unacceptable to you appears to be okay with all of your tenants because that's how they've been living with it.I recommend doing yourself a BIG favor and simply hire someone to come in every other week and clean just the common areas...not a deep clean - just a "keep myself sane" clean.

@AP Horvath it is true that you can't  purchase the NNN properties and immediately increase the rents, but many of the leases have reset dates of rent increases and options they can exercise at the end of there lease terms which were based off future projects, which may or may not fall in your favor depending on market cycles you fall in.

You still need to watch out for the "bank addendum" that is nearly always present in the listing, particularly since it usually says that any terms in the addendum override any "standard" P&S terms, and usually heavily in the bank's favor
