My hope is that the few months it is rented prior to the sale doesn't negatively impact from a tax standpoint and that I can use the costs of the rehab to help from a tax standpoint.The unique arrangement with the renters/buyers provides a lot of flexibility to put the best approach on paper.

Keep in mind your exit strategies if you go to do this (including unanticipated issues)... you have a bit more flexibility with separate 2-units than the 4plex.. i.e. you could sell two and pay off the other...
