unfortunately, i never explored the RE market in AZ. a few tips that has helped me here on BP, read the forums, blogs, set up alerts, listen to the podcast as well.  

It's customization is pretty good, data is presented in a clear way, and you can set up your contact stages however you like.

I am in the process of selling my first rental (a single family home I've held for a number of years) and am exploring the best ways to leverage the equity from the sale into more actively building a larger investment portfolio.
