As far as permits, it's obviously not practical to pull permits on cosmetic upgrades including installing new air registers, plumbing fixtures, light switches/fixtures, etc, but any major MEP upgrades, additions or structural upgrades permits should be pulled, and I think obtaining permits can be a good selling point to lend your renovation credibility.

Included in this remodel is: remodeling the kitchen(granite, cabinets, fixtures, hardware, stainless and tile) both bathrooms(vanities, toilets, fixtures, lighting, tile), paint, skim coat drywall(where needed), vinyl plank flooring(new baseboards), replace some interiors doors and about $10-15k in landscaping and fencing.

Depending on where the light fixture(s) are in the master bath, the "enclosed" space at the control end of the master bath might be a little dark; a waterproof ceiling fixture over the master bath fixes this.Another comment, based on the new photo from the basement, looking up: if you move the guest toilet to the outside wall, you either have to run the new toilet drain underneath the joists, or cut at least one of the joists.

I wish there were a master list of bulletproof fixtures to put in a rental.$50 Delta kitchen faucet, sprung pinhole leaks in the spout within 4 years.
