I am about to send my very first batch and following the advice of many posters here, will put my return address but not my name on each envelope.As I address them, I am wondering - will putting a return address in a city like, say Beverly Hills, create a different response rate and negotiating dynamic than something more generic, like Los Angeles.

You can use them as a good resource to tell you if it's a good area or not.You will have some trouble finding a PM that will take this one on due to the area and low rent.Personally, I tell my out of town clients to start with strong, post war, SFH in blue collar neighborhoods and go from there.
