My husband and I are new(ish) to real estate and we made part of our house in Nashville into a attached airbnb studio apartment with bedroom, bath, living and kitchenette.We hired a contractor to do the work and he said we needed to sign a mother-in-law covenant to get the permit. 100% our mistake for not fully understanding what this means.

As we own and operate a salon, we decided one half would become a salon/studio apartment and the other half two apartments. 

Should be finished in the next 2 weeks... our new tenant moves in June 1st... so everything will be done by then.The original flip I purchased (1 bed/1.5 bath, but it's honestly closer to a duplex studio, 980sqft) we ended up renting out for $1100/month, with the tenant paying all utilities except for lawn care, which I will do, or I know a guy that will do it weekly for $70/month.

I'm an investor living Oakland, CA where I own 2-3BR units and am originally from Grand Rapids, MI where I recently purchased a studio/3BR duplex.I'm excited to be investing my money back home, but the huge influx of cash buyers here and the quickly saturating market has made finding quality buy and hold deals in GR a difficult prospect.

We're running similar numbers at our family residence, a 3300 sq ft Victorian in a beautiful, small, gold rush, tourist town in CA....walking distance to the historic downtown which enables us to rent out a tiny studio apartment on the first floor via Airbnb for 3-4 times the rate of a long term renter.Also, converted one of the master bedrooms with a private exterior entrance into another small studio by simply closing off an interior door, renting that out, too.Leaving our family with a high end, private 2500 sq ft house with 4 beds/2 ba, family room, dining, living, garage, etc.
