Apartments benefit greatly from economies of scale (property management, maintenance crews, purchasing power, etc.), so I'm targeting fractional interests in 50+ door properties for my investments.Also, it's noteworthy that quadplexes and below are valued based on comps, vs. 5+ unit multifamily based on cap rates.

Investor B had to use $666,667 of capital to get his/her return.So even if the extra cash made no money or just getting like 0.1% in a savings/money market account tied to your business checking investor A did better.That being said you have to have the stomach for the volatility and if I were investor A I would try to figure out what I did wrong with my projections to get those losers.

Make sure you don't have a dead mouse in the unit somewhere....could take it outside and power wash it and bleach it....could try a couple bags of charcoal....use the coal for a barbeque if it doesnt work.

Under Florida statue 689.07 does a property held in a Florida land trust with a Deed in Trust as the recorded instrument have to specifically have written in the recorded instrument (deed in trust) the powers given to the trustee.

Knowledge is power, and I expected my heart valve to be replaced by a Doctor trained to do that type of surgery, and I wanted one that went to formal school (paid for), and didn't rely on videos, tapes of books to learn.I also expected to get my best, and most important knowledge from mentors I paid.

Painter wants to stay at night

Need some advice here.Hired a painter to paint a vacant property.Never worked with him before.Not a big job contract about $1000 plus materials.Painter says on first day he can get more done if he can stay over at the vacant property, he can bring in a sleeping bag and work longer hours.I don't think this is a good idea.First I have some power tools at the place.I really don't think I want him sanding the ceiling at 3am...I don't want to hand over the keys either.There may be liaility issues as well.Thoughts, bad idea or am I being too paranoid and is not really a big deal?
