I don't mind leaving all positive cash flow in this 4 plex for repairs for the next several years. 

It has crossed my mind many times but I figured that the least I could do was take them down with me.

I self manage but it would be nice to have some names in mind should I decide to stop.

I've personally never told someone that its not going to be a good fit if they are shopping me around hahah Saying that pretty much breaks my promise that I'm working with the borrower's best interest in mind and if for some reason I'm not able to recognize the best program for that person and another broker is then kudos to them. 

@Jesse HarrisTypically in my mind you need to pick a goal, achieve that goal with X amount of properties or doors or cash flow and then deleverage.In your case if you have the ability to just buy in cash do that going forward.

Open to networking with like-minded people and possibly connecting for future opportunities!

Even if you plan on doing it yourself @Brandon Turner has said to make sure you budget for it so if you change your mind you can get someone else to do it.  

I understand it's a cheap home to purchase, but keep in mind that it's a 2bed, 1 bath and that's a major limiting factor in the future. 

Would you mind DMing me some more info so I can wrap my head around it?
