And this is from a broker often representing a very well qualified and interested buyer of their property.

Sometimes it will seem great, but then it gets it horribly wrong with confidence.While most exchanges are relatively vanilla, using an experienced QI and tax advisors in the process is well worth the avoidance of blowing up a 1031.

There is no hard grading system on investment properties so “Class D” would be a subjective term but ideally it would refer to the “state/condition” of the property, “quality/affordability” of the tenant base and the “rent/income” it could provide.  

Does anyone have experience in the dirty world of septic and renting that could provide some insight?

I wouldn't say "cut costs" necessarily, but what we've found works really well is setting our prices for each job our contractors do.

For example, a plumbing issue comes up, and Appfolio automatically creates an invoice from the property manager to me for the plumbing services provided by a vendor.
