I'm fascinated with the idea of tiny homes/smaller homes (300-700ish sqft) for short term and possible long term rentals.

Small and midsize businesses can not afford the quality of general manager that can successfully lead a business, wear the many hats necessary for a small business, or exhibit the entrepreneurial traits needed to ensure success.The exception used to be the high end franchises like McDonalds.

For real estate specifically, it depends, in many instances an LLC is not required but ok as long as done properly (properties are bought in LLC and not bought and mortgaged in your name and transferred). 

Can they prove how long it takes to rent a vacant property?

I am a rookie investor looking to invest in SFH to hold as rentals long term.

It sucks to go slower than you want to, but in the long run I think you'll sleep much better at night.

And we are in a market where we have 9 renters competing for one apartment, so I would not worry about 60 days.But, be careful with modifications.

We are planning on house hacking this property and investing in a new property in the near future.
