They will tug on your heart strings when they are late and put you in a situation where you feel you have to waive late fees or allow them to make partial payments. 

As a vet, my heart said to go with the offer from a veteran but it was difficult to ignore an all cash offer  who was willing to offer 20k over asking price.

What are the goals, plans for the property, strategy, returns, NOI, cash-on-cash return, ROI, etc.I think you need to warm-up the leads to investing.

My opinion is being a landlord is not for the faint of heart, especially in the lower tax bracket rentals where I have found they do not take care of your property, they expect MUCH MORE, and they never pay on time. 

I got $20k of settlement money from a car wreck when I was 20 and had my heart set on Joshua Tree for an STR, but it was just out of my price point.

If you have your heart set on this, I would offer significantly less than asking so that I would know that when I move, rent will still be covered even if condo fees increase.
