I know when I was updating a property (near Litchfield), I found myself looking for a kind of on-call fixer-upper to handle things I couldn't do / didn't have time to do myself, and they were kind of a dime a dozen on Craigslist and would go for minimum wage, insured or not.

:)The house sounds large enough--2 per bedroom is usually the guideline people use.I would try to get all the adults (including significant other) to sign the lease now, and identify on the lease all the names of the people who will be living there so that they don't try to bring in extra people beyond the six mentioned.Also, are they both income earners, or just one?

State minimum wage is $14 per hour, I see McDonalds starting at $17-18 (about a 25% increase above minimum wage).

Simple enough to do for yourself.If you have their employer info you can garnish their wages, in Virginia it's just a matter of filing a form with court.
