Construction starts early so morning is probably the best time to meet with the people doing the work.W2 is great but, IF you make enough money from investing in RE or make money that isn't reported on a W2, like run a small business or you are a freelancer, usually the bank will look at your tax returns for the last 2 years to verify income.

I also recommend a specific completion date, an inspection date to verify the work was done properly, and only then do you pay the renter for the work done.

There was no financing contingency in the transaction so buyer chose to forfeit significant EMD.I have not verified but was told by another potential buyer that Chase bank is now requiring 18 months reserve for PI TI.
