If that isn't an option, the HELOC is a great option but keep in mind that HELOCs typically have variable rates so be sure that you could afford the monthly payment on whatever you draw from the HELOC while the renovation is taking place.

HELOCs will place shorter-term debt on the property and are variable (though you may find one that as a 1-2 year fixed rate), interest only for the initial term, low closing costs (most banks have an appraisal and that's it), balloon payments at the end of ~10 years (or convert to long-term debt).
