I am new to flipping homes and would like the feedback of some more experienced investors. there is a house in a town of only 1,000 people. the house is going for 45k and the only two comps are from only one month ago they are for $115 and $165. with both properties they sat on the market for around 4 months with big price reductions for both. the average days on market for this town is 95 but I believe I can get the rehab done for around 30k to 35k.

@Luke J Nelsen - Personally, we do them in Anchorage and Wasilla - the two biggest population centers.

My mortgage will be about 3k and I would need to put in about 20k to fix-up the two units and then my mortgage will be paid out by the 2-units.

I think it can work out best if you get your horror stories over early; some people get roses and rainbows with their first tenant, think "this is easy street", pick up a couple more properties, then get a bad run or two and lose everything.

For example, my mason showed up to look at a foreclosure property with foundation issues within two hours of my call.
