Most tenants are generally ill equipped to deal with normal home issues but suggesting your tenant resolve a minor bug issue themselves is not beyond normal.

And running a few electric cables through the attic one time is NOT going to make you ill.  

If so, and it cashflows, Ill keep them and call it a day. 

In fact, as a physician, I feel that mental illness is considered a "second class citizen" when it comes to medical care.What I don't like is the forcing of the Landlord to do what you want, despite the fact that you have a contract.
