Housing prices track with the economy too. 

All I would really like you input about any software platforms for tracking properties from picture to owner contact to deal offer to reject/contract to close.I am looking to focus efforts and would like to know if anything exists today that looks at that.

Make sure that your partner has a track record in doing the thing they claim they know how to do, before releasing the money;3) Do you know what you're doing.

Building a track record and systems on lower risk, single family deals to draw investors for larger properties.....this si still how I would approach it.  

You're on the right track with the higher bedroom count since it can give you additional ways to rent the place other than just a single lease if things get tight. 

Could someone review let me know if i'm on the right track?

It will probably take them some time to track down new mortgage owner if no assignment was recorded.
