I know that the big players in the STR market have been the Smokey’s, parts of Florida and Joshua Tree but it seems like the price point are high and the bidding competition is crazy.

Hi, As many others, I'd love my next investment property to be in Joshua Tree but when looking into regulations it seems close to impossible.

I am wondering if the Joshua Tree market is still worth investing.

I just had a client buy a second home in both the Smokey Mountains and Joshua Tree CA and used a 10% down conventional and 10.01% down jumbo loan for the second one and had no issue.

They start with nicer(er) trailers, green lawns, beautiful trees, and everything portrayed in your pretty pictures.

Do you utilize a decision tree?

(a very big tree fell onto my home 5 months ago and damaged half of it. 

Or maybe there's something else going on, whatever it is, I strongly suggest getting your personal finance 101 house in order before trying to bark up the real estate tree. 

Make sure doors have door sweeps, bushes and trees trimmed away from touching structure, ac lines and pipes going into property are sealed (silicone or steel wool), and general holes into property need to be sealed (hydraulic cement is great for patching stone/cement and steel wool for everything else).Then to tackle the interior issues.
