If the kitchen needs an upgrade or the bathrooms, or flooring then you could add value to the house and potentially cash out refinance or get a HELOC based on the new value and use that for more upgrades.

I couldn't have predicted this nine months ago, but I'm smart enough to predict things like this will happen eventually and I plan accordingly. also highly dependent on class of asset.. where in the country it is. and tenant base your renting to.. your mileage may or will vary depending on these variables.

In the meantime, I use my W2 income to pay the HELOC minimum and try to through between $500-1000/month toward the principal to pay it down. my point is you have to pay some how and if the hello is your only option to get in the game then I say go for it.Good Luck!
