I’m not an experienced park owner but it looks like you have been doing your due diligence and have your ducks in a row.From all the information I’ve gleaned from my studies of mobile home parks, well and septic wouldnt be a deal killer.

You said "stuff" twice in your posting, so you're going to have to clean it out and provide what is necessary, possibly hire a staging company to assist since you are a realtor and must know of one.2. 

Not often, but once in while you get a real gem on the phone and they're able to assist.

The place isn't in that bad of shape moving in so I decided to turn key the property because I'm a student studying Mechanical Engineering which heavily prevents me from being able to deal with the house.

Is it worth the time and hassle to go through the studying and licensing process in order to save time and money during the inspection period?

I have yet to invest in anything at 600k , but I do study this market and know it very well. 

While I study the companies and the trends, it never makes sense because the overall trend will bring down or up everybody.

Based on my study the last several months, single-family (Or small multi family, if the opportunity arose) looks like a niche I would fit best in, at least to start.We were hit hard in the recession, and are just now again at a point where we could look at investing.
