The interest in this deal is strictly via the premium purchase price.. there is no other interest, thus making the 700 monthly payment 100% principal reduction.Paying the premium is done for 2 reasons: (1) Essentially negligible down-payment, which frees up cash for another deal (2) Interest-free monthly paymentsThe final monthly payment would cover the balance, so it comes out to to about 1200 (a baby balloon). 

Are they strictly lenders? 

We routinely pick up perfectly good rentals for under $10K.  

These are solid numbers, but I've found in my flip projects I am routinely getting way better DOM & exceeding average sales price.  

The good thing is that after a PCAD, the owner has 30 days to do the work themselves, they don't need to hire a licensed deleader.Again, I'm only versed in the MA lead laws which are pretty strict, your state may be different.

Hello, I've been reading posts on this site for a while and have finally signed up today.I'm in the construction industry - used to build large homes but have been doing strictly commercial remodeling for the past 10+ years.

In addition, as an agent you are working on a strictly commission basis.

Also, Hawaii seems to have a lot of strict rental restrictions and there seems to be very limited communities that are pet friends (I have a 60lb lab).
