So it would mainly be buying for appreciation at least until someone changes the rental laws.

This keeps the LLC compliant with state law for conducting business in the state and grants the LLC standing with courts of the state to pursue or defend legal actions.The question would be "does the activity create a business nexus with the state"?

I'm not sure of the specifics in law, but I believe stock portfolios are subject to the same step-up type cost basis rights so inheriting stock itself rather than the cash value is beneficial.

It depends on many factors, one important one of which is your vicinity to the property and your knowledge of the local laws.

Property taxes, tenant-landlord laws, time to evict, city mandates, etc.

That law changed this year and I would have to speak to my accountant. 18% what the hell... that is insane and might as well be a credit card.
