If a house is worth hundreds of thousands of dollars less than someone wants for it 99% of the time it’s a huge pass.

Nobody wants to do business with someone who openly admits they are dishonest!

Way to big an unknown.I have no idea what your experience level is, but unless you have really deep pockets and a lot of experience in remediating contaminated sites, this is not something for someone who is newer to the space.

No doubt someone else is going to bid.

If my regular go to guys were busy I just hired someone from San Bernardino. 

These are all private so someone had to include them, and then that person can pursue you for failure to comply.
