There are many meetups across Denver where you will meet investors and some investor-friendly agents.

(Not saying that was where you were going, but just wanted to make sure that was understood.)Make sure the custodian of the IRA (Fidelity, Schwab, Vanguard, whoever...) knows what you want to do.

This can be a tall order for many just getting started.Otherwise, one way to get around that is to buy a a new house that you will "house hack" where you live in one side, and rent out the other side.  

But on the softwares I cant get it to where the tax losses offset the W2.

Plus I  would hate to take over a property where I would be floating the property out of my pocket until it could get leased up.

This mobile home however is located in a mobile home neighborhood where the residents have to rent the land their mobile home sits on seperatly from their morgage. 

Questions I have:- do I structure the deal where investors are paid out on an annual basis or keep them in as equity partners until we refi once the project is complete (3 to 5 years down the road)?  

I have done 5 deals on my own as well and am currently selling my first (and only) residential property to do a 1031 exchange for a larger building in Berwyn where it all started for me. 

The 1031 exchange will allow you to sell in FL and buy another type of investment real estate any where else in the country.
