This is a business and you are responsible for the success - not them.

I know initially there would be lots of screaming and gnashing of teeth if this was a state requirement, but I don't see how someone can justify why my barber needs a license, but the person responsible for building my home doesn't.

I will hopefully get a new tenant in ASAP if he moves out, but he will be responsible for any vacancy.

I think my problem was resolved in a previous response, telling me that the contract should state that the buyer must diligently pursue loan approval.

Based on your latter response, sounds like you want to be active.

I don't think it's your responsibly to notify him prior to moving in that a cat lives in the same building.

thank you scott. i must say i'm pretty impressed with the level of responses i'm getting here. as a starting investor (at least in the us, i own a rental property in my country) getting into this business can seem daunting at times and such help sure helps a lot :)
