There are several companies out there that have catered specifically to FSBO's, like Help-U-Sell.  

I have researched several options through banks near me and am having difficultly knowing how decide which to choose.

We've already agreed not to touch high-risk states like my home turf, California – 100% on board with that.

What strategy is compelling to own this risk?

So if that's your goal and are ok with the added wear and risk, then it's fine, just charge more for the extra costs you will incur.I've always taken the other approach, which is more sensible IMO.

However, the higher your risks too (remember the two main risks I outlined above?)!

These two work very well together and have worked on several transactions together which is important for communication amongst all involved.

State LL/T laws got more strict last legislative session in various ways,   and the biggest risk going forward is that we will get statewide rent control similar to OR or CA.   

@Emma Hustis, I suspect most brokerages will not allow their agents to wholesale because there is too much risk of being sued with virtually no upside.
