What am I missing for expenses if I am self-managing?

The biggest bit of advice I can tell you in this market is self manage if you can.

I self manage to mitigate costs.

I'm curious to know what kind of software you use to manage your homes (whether or you self-manage, or are a property manager). 

Many things can be self taught or learned from others who's been in it. 

I have been self educating myself on real estate, investing, and wholesale for over a year or so.
