When the page populated, there was a calculator on the screen  I typed in the loan amount, the interest rate and then hit the drop down for 30 years.

It always makes me chuckle when an amateur Landlord assumes they know more about screening applications than a professional, trained property manager that conducts hundreds or thousands of screenings a year.A lot of the fees you mention are normal but you should shop around.

Depending on the city, size of the rental and location, a 6 Cap is not unheard of, but that would be for say a 30 unit apartment or more.Managers prefer to have lower rent and fewer restrictions as it makes it easier for them to fill the units and keep the tenants.
