I will probably divest my CA property in 1 year and throw it all at scaling quickly in the Midwest. 

I would take the $300k and buy 1 house cash and then scale and buy another house cash once I have a proof of concept.  

No matter where you live or where you own assets, I personally recommend the Series LLC to be a great tool for the individual investor who is planning to expand their operation, as it allows for you to scale infinitely for FREE.

On a scale of 1 to 10, with 10 being awesome for LL and 1 being awesome for the tenant, where would Alburquerque and Santa Fe fall in you judgement?

The plan was to get that done and then pull the equity out to purchase the next property but I’m already getting so antsy to have more properties and I see/ hear of all these people scaling way quicker than that!

Well said Brandon.Too many waste time looking for a workaround when the best solution for scaling is to bite the bullet and get on with it.

That said, there are a lot of opportunities at all ends of the scale, don’t let people talk you into a questionable block that ‘is getting better’ unless you’re comfortable with it.

I would like to buy homes for cash and use HML just for rehabs (to keep interest rate costs down but still invest with scale). 

The benefits of buying a portfolio deal is that you typically get a much larger scale transaction, and it gives you some diversification of risk, since your money is spread across several properties.
