It’s a single family home 2 bed 1 bath with an additional building in the back of the property, which is 2 stories (garage bottom and 1bed 1bath on the top) the whole thing is about 1400 sqft

The high school kids that showed up with limited supervision took beer bottles as they finished them and popped them neck first through the drywall in the living room, leaving the bottom or the bottles sticking out of the wall. 

Bottom line, it comes down to the following:1) Do you have desire to be actively involved as a landlord?

Then MAYBE use that % as the very bottom of the % of cash flow distributions you would get.

In fact I believe we at the bottom of comparable homes price wise.

I'm still in the process of getting my license to reduce my bottom line and in the research phase before I buy my first property.

Nothing worse than building it only to find out later that there wasn't enough demand and now you're competing with your Self Storage neighbors on price alone - as that is a race to the bottom. 

The way we work with a slate roof is simply to remove all the slate from the section of roof where the solar array will go, then tie in to the trusses/rafters with standoffs and either use a rolled asphalt surface or a rubber membrane to seal the portion of roof under the panels, then replace some of the slate around the edges so it's a seamless transition from slate to solar.
