If nothing else, I think brokers used to 6%+ commissions (I do commercial and am still shocked what some get away with charging for p***-poor service) are going to get squeezed.In any case, there's going to be a lot more automation in the business, so if you're uncomfortable with computers and data science stuff, reconsider.

I'm obviously going to have my attorney take a closer look at everything, but I'm curious how off-putting it might be for a seller to have to sign a huge P&S versus maybe just starting with an official Offer to Purchase and making sure we're covering the big ticket items in there.Thoughts on this?

Working with a tax professional would give them a more well rounded idea of your financial situation and allow for a more detailed tax plan to keep taxes to a minimum... such as how you elect to have the LLC taxed.Significant profits in 2020 means your business is doing well!

It's very hard if not impossible to find a year round condo complex on the cape that allows leases under a year.
