There's a bunch of other things to ask but you'll figure it out once you go on a couple interviews.

As we know, a good reliable contractor is hard to find, so I figured I'd reach out to the people who probably know best! 

I would start with a conversation before you put any numbers/facts/figures in front of them. 

I AM a newbie with very little experience which is why I come to Biggerpockets to get advice, and figuring out which way to go at times can be tough.

They figure that they'll catch up before the eviction become final - which they usually don't , because they live paycheck to paycheck. 

I do not have experience as an agent, but you need to figure out what your goals are in RE. 

Ask him how long it will take and offer him that amount x 12.Having one less leg means he's probably going to hang cabinets slower than the average guy.But 12/hr is cheap.So 'man hours' would be the figure right?
