Our careers have progressed, our kids are grown and (kind of) on their own, our revolving debt is down to zero, and the seed that Kiyosaki planted so long ago has started to grow. 

How have things been progressing?

Some of the tenants that are now current may have been late in the past 2 years as well.Are there evictions in progress?  

The Path of progress seems to be pushing towards Georgetowns direction but what about South towards San Marcos (Texas State Univ)?

If two of the three are already permitted as dwelling units and the third is in progress, that's fine as long as you can understand that is possible to complete the ADU permit and what the costs and time are associated with finishing.

I will update on progress, hopefully with a SOLD post in February.

Also if I do refinance would I start from 0 again like all the progress I made towards paying the mortgage down starts over?

I made the mistake of renting to one of the tenants, also a long time friend, who is in active recovery (drugs) and it has been an interesting process to say the least.

I would focus on areas in the path of progress.
