That is something you really need to be careful on in what investments you choose and ensure you mitigate risks through proper due diligence, education in the investment strategy you choose, & proper team building to accomplish the goal.

Zoning does not allow the building of multifamily anywhere in the DC area other than DC proper, and even there it is still nearly impossible to do...not entirely, there have been a handful in certain zoning districts.

With that said, sometimes sellers just want to get out of the property and are turned off by subject to deals.I would try to explain the process to him and see if he bites, playing around with favorable terms such as any DP requirement or loan duration?

It is prudent for the seller to know enough about the market to properly analyze the improvements and their effect on the value of the property.From the buyers side, only put down an earnest money deposit that you can afford to lose.

The 6 month protection period seems to extend whatever agreement duration another 6 months, and 6 months alone almost seems like too much.

My Carpenter can install them inexpensively, but they pay for materials, labor, and maintenance of anything they install.I also require that if drapes and such are installed by tenants, that they remove the items and properly fill holes and paint as they exit the lease.

I would only recommend doing this knowing you got a good deal on your hands that your able to manage properly.
