If I had a windfall of $150k today, I would split it up between:-  The market (Vanguard Total Stock Index)-  Real estate -  Cash  -  Beer

And the net positive cashflow will typically be bigger than any dividend income from that hypothetical $125k in stocks to boot.

As I'm sure most people could predict, the answers I received varied from yes, to maybe, to absolutely not. 

But housing stock has not grown as quickly, owing to how built out the neighborhood is already.

You can evaluate an investment by having data about the sponsor, deal, market, etc. and then some reasoning about how that data predicts success (however you define success).
