All the property managers charge 30% income plus additional fees, the realtors have their own MLS area for up there, the city says you have to display 24/7 phone number on the outside of the unit with physical response in less than an hour from phone call to feed their local businesses.There's lots of places to make a higher return and then you can just rent in Big Bear when you want to go up and stay in a nicer place than the one you'd buy anyways.

This wasn't a home run for us, but a solid base hit with a product we were very proud of at the end of the day.

Fee-only advisors don't work on commission and won't try to sell you a product that you don't need just to get a commission. 

2% origination fee on the purchase and a 5% interest rate on a 30 year buy and hold investor product!

I would just replace the entire door it’s probably cheaper and you get in a better quality product for just $100 to $200 More. 

The problem with the paralegal offices or document production companies is they typically don't know all the questions to ask and the client certainly doesn't know in most cases.

If you consume that amount you will be at $0 with the utility for electrical production expense.
